How does Better Way Homes determine the purchase price of my Home?

We want to purchase your Home at a price that is fair. We focus a great deal of time, money, technology and people brain power to determine the very best price we can pay to purchase your Home. We use the latest machine learning algorithms, the best current market data available, as well as our Home Experts’ local market knowledge to calculate the fair market purchase price of our Homes.

What are Closing Costs?

The Seller is responsible for the usual standard closing costs such as title insurance, pro-rated taxes, transfer taxes, escrow fees, settlement charges and any HOA/COA Association fees. We will explain and estimate these costs for you early in our offer/ purchase process.

What if I have a Listing Agreement with a Realtor?

If you have a current listing agreement with a real estate agent, you will need to pay them their listing commission. This commission is your responsibility, should be paid at the closing and would be deducted from the net cash you will receive.

What if the Home needs repairs?

If our independent home inspector finds that repairs to your Home are needed, we will provide access to the complete inspection report with an itemized list of all repairs and their estimated cost. We will ask you to sign an addendum to our contract that provides a credit at closing to Better Way Homes for the estimated cost of the repairs. If you want to make some of the repairs yourself that is certainly an option. We will gladly adjust the amount of the credit to reflect completed repairs. If we can’t agree on the repair cost, you can cancel our contract without any obligation.

How does your Repair Estimate work?

We try to keep repair costs as low as possible and we estimate them on our Offer so you have an idea of what repairs may cost. Our estimated repair cost is based on our experience buying and repairing Homes in your neighborhood that are similar to your Home. After the free inspection report is completed, we will post the inspection report on your dashboard and send you our final itemized estimate of repair costs based on the inspection report findings.

What is Better Way Homes Service Fee?

Better Way Homes will earn a credit at closing of 6% to 10% of your Home sales price (exact amount is prominently displayed on your Offer). This fee reflects our operating costs for people, property holding costs, property maintenance, utilities and market risk. This service fee allows us to deliver an easy, fast, fair, convenient, certain and transparent Home sale experience to you.

How does selling my Home to Better Way Homes work?

Selling to Better Way Homes is easy. We buy your Home for fair market value on the day you want to sell – 3 to 60 days from the time we sign our contract. How can I get an offer to purchase my Home?

Enter the address of the Home you want to sell in the Get Offer text box here and answer a few questions about your Home online. This process takes about 2 minutes. We will email you our best offer, usually within 24 hours.

How long is your purchase offer valid?

Our offer to purchase is good for 5 days. After 5 days, our offer expires. If your offer expires and you want another valid offer, please contact your dedicated Home Expert by phone or email.

What happens after I accept Better Way Homes Offer?

You register for access to your private and secure Seller Dashboard. You electronically sign our purchase contract and through our online scheduler on your dashboard, schedule a free inspection by our independent certified home inspector.

How does the Home inspection work?

Schedule a convenient time for your free inspection through the inspection scheduler on your Seller dashboard. Inspections usually take about 2 hours. The inspector will require access to all rooms and spaces in your Home. Your Home does not need to be clean or neat. The inspector just needs access to all areas and systems of your Home. Within 48 hours of the inspection, the complete inspection report will be posted on your dashboard and an email will be sent to you with a summary of the results.

How does Closing work?

Closing is the signing of documents transferring ownership of the Home to Better Way Homes, the final calculation of all the financial details and ultimately the transfer of the net cash to you. Our title/escrow agent will send you documents to be signed electronically or will schedule a time for you to sign documents in person. On your Seller Dashboard, you will schedule a time on the day prior to the Closing for your BWH Home Expert to make a final walkthrough inspection. After all closing documents have been signed, the final walkthrough completed and the sale recorded, the escrow agent will disburse all funds to the appropriate parties – including the net sales proceeds to you.

What is a final walkthrough?

The final walkthrough is a short inspection of the Home by your Home Expert one day prior to closing. Its purpose is to verify that the Home is in the same condition as it was when professionally inspected and that all personal property and trash has been removed from the Home. This walkthrough should take 20 to 30 minutes.

How is my mortgage paid off?

On the closing date you have chosen, the escrow agent will send your payoff to your mortgage lender and the remaining funds will be wired to your bank account.

When do I need to move out of the Home?

You should move out at least 48 hours before our closing. It is important that you are completely moved out when we do the walkthrough of your Home on the day before closing. The Home should not have trash or any personal belongings still in the Home.

Can I keep my appliances when I move out?

You can take your washer and dryer and refrigerator with you or you can leave them behind. We expect the range, dishwasher and built-in microwave to stay with the Home.

How do I submit an offer to purchase a Home from Better Way Homes?

You can call us at 305.XXX.XXXX. You can fill out our offer form by clicking this link: betterwayhomes.com/offer.  After your offer is completed hit the send button or just email your offer to us at buyhome@betterwayhomes.com. If you are working with an agent, please have them email your offer to us. We will review your offer, assign a dedicated Home Expert to you and respond promptly to your offer. Your Home Expert will answer all your questions and be there for you from offer to closing.

 

How do I access and view the interior of a BWH Home available for sale?

Every BWH Home has a sign in front and on the front door that has the telephone number that you must text in order to receive the one time access code by text to open the door and have access to see the interior of the Home. Most of our Homes can be accessed between 6AM and 9PM and have video and/or sensor surveillance for your safety.

How long does it take to buy a Home from Better Way Homes?

We are ready to close when you and your lender are. It generally takes about 10 to 30 days to close from the time you sign your purchase contract.

I have an agent. Can I buy a Home from Better Way Homes?

Yes. Many of our Home Experts are agents and we encourage working with agents. We list all our Homes on the local MLS and gladly pay the usual commissions to cooperating agents. Please have your agent fill out our offer form and submit your offer to buyhome@betterwayhomes.com.

Will I get paid my commission?

Yes, Better Way Homes honors all agent agreements. We honor listing agreements and we honor cooperating agents whose client purchases a Better Way Homes property. All cooperating agents whose clients purchase a Better Way Homes property receive a market rate commission published in the MLS (usually 3%).

What is BWH’s public purpose discount program?

We appreciate the sacrifices of those who have served in the military, as first responders and teachers. We also want to contribute to the quality of life our seniors (62 years of age and older) enjoy. We provide a credit of 10% of BWH service fee at closing to a Better Way Homes customer that are: serving in the military, veterans, police, fire, EMT, teachers or seniors 62 years of age or older.

Does Better Way Homes have special programs for low and moderate income persons / families?

Yes, we have a number of special programs to financially facilitate low and moderate income persons buying and selling homes.

  1. Better Way Homes (BWH) defines Low and Moderate Income persons and families as those persons and families having gross income less than the median income level of the MSA – metropolitan statistical area.  In Miami Dade county the maximum income to qualify for our discount is $ 51,800.
  2. Better Way Homes provides a credit of 10% of BWH’s service fee at closing to low and moderate income BWH customers.
  3. Better Way Homes will help BWH low and moderate income customers secure down payment assistance and low cost favorable mortgage financing from various federal, state and local resources.
